The estate suburbs along the I-355 corridor have some of the most complicated lighting work in the Chicago metro. Slate roofs, historic trim, deep setbacks, and serious design expectations. Here is how we approach it.

The southwest estate suburbs (Hinsdale, Burr Ridge, Western Springs, Oak Brook, and parts of La Grange and Clarendon Hills) have a different lighting culture than the rest of the south side. The architecture is older and more varied, the lots are larger, the design expectations are higher, and the work needs to be done right the first time.

Here is how we approach these properties.

Architecture and Materials

These towns are full of brick estates, stone manor homes, Tudors with original fascia and trim, slate roofs, copper detailing, and cedar shake. Some of the homes are on the National Register. Many are protected by historic district overlays.

You cannot just hammer a clip into the fascia of a hundred year old home and call it a day. The trim will mark. The history will be lost. The homeowner will be furious.

We use clip systems specifically rated for slate, copper, cedar shake, and aged hardwood trim. None of them require nails or staples. They grip the surface and hold the light without damaging the underlying material. From the street during the day, you cannot see the hardware at all. At night the outline reads clean.

Lot Size and Setback

Estate properties in these towns sit on lots that range from a half acre to several acres. The house can sit eighty or a hundred feet off the road. That changes how you design.

An outline that looks great from twenty feet away can disappear from the curb at this scale. We design for distance: stronger continuous runs along the main roofline, evergreen wraps to anchor the lot from the street, lamp post and entry lighting to mark the property line, and tree-up lighting for the largest specimen trees on the property.

The goal is for the property to read as fully decorated from the road and from the driveway both.

Design Expectations

Clients in these neighborhoods are typically not looking for a generic install. They want a design conversation. We walk the property, listen to what the homeowner wants the property to feel like at night, and produce a custom design with photos of the finished result before install day.

Most of our estate clients come back year after year with small adjustments. A new tree to wrap. A different color palette for the dormer accents. A switch from seasonal to permanent on the main residence with seasonal kept on a guest house or pool house.

Historic District Coordination

If the property is in a protected historic district, we coordinate with the relevant board or historical society before install. Most boards have specific guidance on temporary lighting that does not pierce or stain original materials. We respect it. We are not interested in causing a problem for a long-standing client.

In-Season Service

The estate suburbs see the same winter weather as the rest of the south side. Ice storms, heavy snow, and cold winds all happen here. Our in-season service program is identical for these properties: free service calls during the active season, proactive sweeps after major weather, and a single point of contact for the homeowner.

The properties are bigger, the architecture is more delicate, and the work takes more time. That is built into how we quote. What is not built in is any compromise on materials or care.
